5 Tips To Successfully Sell Your FSBO Home In Central Oregon
Have professional photos taken- Photos can cost anywhere from $99-400. With 90% of buyers starting their search for homes for sale on the internet, your home needs to put it’s best foot forward by having 20+ professional quality photos.
Install a combo lockbox- If a buyer is represented by a broker they will prefer to see the home without you there. There are probably things about your home you’d like to show them yourself, but nothing turns off a qualified buyer like a seller touring them through the home. The home buyer will notice what’s important to them and any questions they have, they will relay to the broker. Also, showing the home only when you are available versus during the time a buyer had scheduled a tour of homes with their broker can often times get your home crossed off the list.
Offer a 3% commission to the buyer’s broker- It’s almost double the work for a buyer’s broker to assist their buyer in purchasing a home where the seller is not represented by a broker. Avoid writing in your ads that you will take the offered commission off the sales price. This almost always backfires on a seller who presents themselves this way. Buyers want representation purchasing what is likely their largest investment. The same way most of us pay our investment advisors to help us select stocks for our portfolio even though we could go online and do it without their help.
Hold open houses- Get the house cleaned like your mother in law is coming to visit! Have the kids and pets pile into the car for a little road trip while one adult stays back at the property to greet buyers. Make sure you have lots of signs posted, advertise it on Craigslist and Zillow at least 4 days ahead of time, and do this at least once a weekend unless it’s a holiday weekend.
Price it right- Get a market analysis from a real estate broker before putting your home up for sale. Zillow’s algorithm and the county tax assessed values are not reliable sources when it comes to home values in Central Oregon. Also, look online and see what other homes for sale are available in that price range and make sure your price stands out as a good deal. If you have not received an offer in 3 weeks or less than 10 showings a month, your home is overpriced. One of the biggest mistakes FSBOs make is letting their home become stale on the market. Once a buyer sees your home has been sitting for more than 30 days at a price, expect them to present you low offer or skip seeing your home. You do not want to have to chase the market down, stay on top of your pricing!
